**1. Get a certified copy of the LTB order.** Order it through the LTB portal. You'll need it to file with SCC.

**2. File at Small Claims Court in the tenant's jurisdiction.** You file a Notice of Filing (the LTB order is treated as a judgment of the court once filed). No re-hearing required — SCC accepts the LTB's finding as-is.

**3. The order is now a Small Claims Court judgment.** Now you have access to:
- **Writ of Seizure and Sale** — Sheriff can seize and sell the tenant's assets
- **Garnishment** — bank accounts, wages, accounts receivable
- **Examination in Aid of Execution** — compel the tenant to attend court and disclose their assets under oath
- **Notice of Examination** — for the tenant's financial situation

**4. Renewable for 6 years.** If the tenant becomes collectible later, the order is still valid.

**5. Credit-bureau reporting.** Once registered as an SCC judgment, the debt is reportable to Equifax / TransUnion. This is often the single biggest collection lever for tenants who care about credit.
