How to watch an LTB hearing live to learn what adjudicators actually want

LTB hearings are open to the public. They run on Zoom in virtual hearing rooms (VC rooms) and the schedule is published by the LTB monthly.

**How to access:**

1. Find the current month's hearing schedule. The LTB publishes the VC room access links every month. OLH maintains an organized version with click-through links: https://olhgroup.ca/ltb-hearing-links-ontario/
2. Click the Zoom link for the hearing room and date you want to observe.
3. Join the meeting. Video OFF, audio MUTED.
4. If asked why you're there, just say 'I am an observer.' This is a normal answer and the adjudicator will continue.
5. Watch.

**What to watch for:**

- **What adjudicators actually ask.** Pay attention to the questions, not just the rulings — they show what evidence the LTB weighs.
- **What evidence is accepted vs. dismissed.** Photos with timestamps, contemporaneous notes, and signed statements consistently outperform verbal claims.
- **How L1 vs L2 cases run differently.** L1 (arrears) is generally faster and more formulaic; L2 (eviction for cause) requires much more thorough evidence.
- **Common landlord mistakes:** wrong notice period on N4, missing service proof, weak photo evidence, no incident logs.
- **Tenant strategies:** payment-plan offers at hearing, T6 counterclaims, requesting adjournments for 'time to find counsel.'

Most VC rooms run multiple hearings back-to-back, so one afternoon of observation gives you visibility into 3-5 different cases.
